A complete application is necessary from each adult (anyone 18 years and older) who intends to reside at the property. Applications will not be processed unless prospective tenant has viewed the interior of rental property. A processing fee is required before an application can be processed. The fee is $30.00 for each application submitted. The breakdown is as follows:

Credit Reporting Agency’s Fee $8.00
Telephone (including supplies) $3.00
Property Manager’s Time(1.0 to 1.5 hrs) $19.00

(Applicant is responsible for additional charges in order to verify income or rental history)

If it is necessary to refund the application fee for any reason before processing, a $5.00 processing fee will be charged.

The fee is non-refundable if the application is processed. No personal checks will be accepted for the application fee. If you are self-employed, you must provide two previous years’ tax returns. Upon acceptance of application, we require a copy of all prospective tenant’s Driver’s Licenses or I.D. cards.

Applications are processed as quickly as possible. The more complete the application, the faster we can process it. If the property is rented before your application is processed, the processing fee will be refunded or you may transfer your application to another of our available properties.

Our general guidelines to qualify are that you have a legal and verifiable income of approximately
2 1/2 to 3 times the monthly rent, you must have reasonably good credit with NO evictions and NO recent bankruptcy. We also verify current and previous rental references.

A one-year lease is required on all properties unless otherwise stated. If pets are allowed, there will be an additional deposit required. The security deposit and the first month’s rent must be paid in the form of a cashier’s check or money order prior to occupancy.

Please allow at least two business days for the application to be processed. You will receive notification by mail if your application is declined.
