Rental Process and Guidelines
Property viewing: You must view a property prior to submitting an application.
Application: You must provide information on your rental application that is complete, accurate and truthful. We will need the following documentation submitted with each application:
- Copy of Driver’s License or current photo id card
- Paystubs or paperwork to verify income (see Income below)
- Application Fee

Application Fee: Our application fee is $30 per application. The application fee is nonrefundable. Applications must be submitted by all persons 18 and over. Application fees must be paid by cashier’s check, money order or exact cash. Here is the breakdown:
Credit Reporting Agency’s Fee $8.00
Telephone (including supplies) $3.00
Property Manager’s Time $19.00

Occupancy Guideline: To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in a unit . In determining these restrictions, we adhere to all applicable fair housing laws. We allow two persons per bedroom per rental unit, plus one.
Credit history: Your current credit must be in good standing. If your credit includes negative information, you may be declined. Negative credit includes but is not necessarily limited to the following:
- Open collection accounts
- Open bankruptcy
- Unpaid collection accounts (excluding medical)
- “Charge offs”
- Delinquent payments to a creditor within last 3 years
- Unsatisfied money judgments
- Tax liens
- Foreclosure
- No credit history
Income: Legal and verifiable household gross income must be at least 2.5 times the monthly rental rate. Applicants will be required to provide a minimum of 2 most recent paystubs. Length of employment must be a minimum of 6 months. Self-employed will be required to provide most recent tax return, and 12 months of bank statements. Fixed income applicants will be required to provide most recent award letter plus 3 month of bank statements to show the income being deposited into your bank account.
Rental history: Current and previous rental references must be satisfactory. Negative rental history includes but is not necessarily limited to the following:
- Late payment of rent
- Failure to pay late charges, or other charges associated with your lease
- Violation of any provision of your lease agreement
- Complaints of disturbances or violation of the law
- Deductions taken by former landlord from security deposit
Pets: Please contact us regarding all pets prior to applying for a property. We will need to know age, breed and weight of each animal and a picture must be provided. If approved, we require a $300 additional deposit per pet.
Renter’s Insurance: Proof of Renter’s Insurance is required for the rental or lease of any property through Wildwood Properties.
An application may be denied for any or all of the following reasons:
- False or misleading information on the application
- Incomplete or unsigned application
- Gross household income less than 2.5 times the monthly rental rate
- Employment less than 6 months
- Credit report contains I-9s, collections, charge-offs, judgments, liens or bankruptcies
- Open bankruptcy
- Bankruptcy less than 3 years old
- Prior eviction
- Unable to verify information on application
- Expressing threatening or abusive behavior or language during the rental process.
Acknowledgement: The act of submitting the application on this property is acknowledgement and agreement from the individual applying for the property that they meet the above stated criteria.
Applications take 2-5 days to process. You will receive notification by mail if your application is declined.
Within 24 hours of approval of application, you are required to bring in a cashier’scheck or money order for the full deposit amount. If not received, we will continue to market the property and/or move on to the next application. With the deposit, we can hold a property for up to 2 weeks from the date of approval. A full first month’s rent is required at move in, regardless of the date of move in. First month’s rent payment must be made with cashier’s check or money order only. After first month’s rent and deposit are paid, you may pay monthly rent and other fees associated with the rental agreement by personal check, certified funds, money order or monthly ACH withdrawal.
